AnyRoR Gujarat

AnyRoR (Any Records of Rights Anywhere) is Gujarat's official land records website, launched by the Gujarat Revenue Department. You can view land records, including 7/12, 8/12, and 6/12, by visiting the Online Portal.

The portal provides access to Rural & Urban Land Records, Digitally Signed RoR, and other related details.

The Bombay Land Revenue Code, 1879" governs land records in Gujarat, with amendments made over time. This code is uniformly applied across the state.

Types of Land Records

There are primarily 4 types of land records, and many others are available on the official website:

  • VF6 or Village Form 6: This is a register maintained by the Talati (village revenue officer) at the village level to record and track changes in land ownership and other land-related details.
  • VF7 or Village Form 7: This is a register that contains detailed information about the ownership of land in a village. It records the names of the landowners, the extent of land owned, and any rights or encumbrances on the land. It is maintained by the Talati (village revenue officer).
  • VF8A or Village Form 8A: All the details of the Khata are on VF-8A
  • 135 D Notice for Mutation: Talathi released a notice and asked for objections on changes in land records.
The Record of Rights (RoR) is crucial for various activities like obtaining loans, getting subsidies, and acquiring electricity connections. RoR data is updated every season with crop information.

Check Rural Land Records (7/12)

  • Go to the official AnyROR Gujarat website (ગુજરાત સાઇટ / પોર્ટલની મુલાકાત લો) at anyror.gujarat.gov.in.
  • On the home page, click on “View Land Record - Rural (ગ્રામ્ય જમીનનો રેકર્ડ)”

On the new page, click on the "select any" option, and a drop-down menu will open. Click on any one of them as per your requirement.

You can choose any land record you need. Based on your selection, the website will prompt you to provide specific details for that particular record.

Click on the other drop-down menu and select the appropriate options like District, Taluka, and Village, and enter the captcha code and click on Get Record Details.

Thereafter, the digital form of your details will be displayed on the screen.

  • Now you will be given two options, "Property card or Unit Property card". Select one as per your requirement.

On the new page click on “Select Anyone” to open to top-down menu and click the most appropriate one from these options.

  • Survey Number Details
  • Nondh Number Details
  • 135-D Notice details
  • Survey number by owner name
  • Entry list by month-year (details of notes by year and month)
  • Know the survey number by UPIN
Get Urban Land Records Details
  • In this step, fill in the rest of the details carefully and correctly, like district, City Survey Number, Ward, Survey Number, and Sheet Number.
  • Enter the captcha code and click on ‘Get Record Detail’.

The details will be displayed on your screen.

  • Visit the official website anyror.gujarat.gov.in.
  • On the home page, click on "Property Search (Property Search)", available in the right upper corner.
Property Search
  • Here, enter how you want to search property details - Property wise, name-wise, or document no, year-wise.
  • Pick your option available under the "Select Any One" top-down menu.

Now, fill in the rest of the details carefully, like:

  • District
  • Sub-registrar office
  • Index 2 village
  • Property/land type
  • Search Type
  • TP/Survey/Value Zone
  • Application Number
  • Mobile Number
  • Email ID
  • Verification Number (sent to mobile number)

Now click on the search button and the search result will appear on your screen.

The state has implemented an online mutation system across all 225 talukas by April 2005, allowing for the online processing of land ownership changes.

Digitally Signed RoR

The following types of land records are available as Digitally Signed RoR on the AnyRoR portal:

  • ગામ નમૂના નં. ૭ (Village Form No. 7)
  • ગામ નમૂના નં. ૧૨ (Village Form No. 12)
  • ગામ નમૂના નં. ૮એ (Village Form No. 8A)
  • ગામ નમૂના નં. ૬ (Village Form No. 6)
  • જુના ગામ નમૂના નં. ૬ (Old Village Form No. 6)

To obtain these records, you need to follow the steps outlined below:

Digitally Signed RoR
  • Use your mobile number to log in to the portal.
  • Select Record and Location:
    • Choose the specific land record you need.
    • Identify the location by selecting the relevant district, taluka, village, or survey/block number.
    • Click the "Add Village Form" button.
    • Review the preview of the selected land record.
    • Click "Proceed for Payment."
  • After completing the payment, you can download your digitally signed RoR.
This digitally signed document is valid for any official purpose.

E-Dhara

E-Dhara in Gujarat is a digital land record management system aimed at maintaining accurate and up-to-date land ownership records.

Established at the Taluka level, E-Dhara Kendras provide services like issuing 7/12 and 8A extracts, facilitating land transaction mutations, and ensuring real-time updates.

It enhances transparency, reduces corruption, and integrates with the AnyRoR portal for easy online access to land records.

E-Dhara was introduced as a digitization project to address the inefficiencies of manual record-keeping, leading to the digital management of 1.5 crore land records across Gujarat.
